Is it in good shape with no deferred important maintenance needed now?

I understand that it is best to utilize these types of agreements with a motivated seller and when there is obvious deferred maintenance to the property.

I am in need of some recommendations for a realtor/prop mgt/broker to help with tenant placement services in the Park West area of Mount Pleasant. 

As a loan goes from current to delinquent to default servicing costs more money.  

Best way to find local CAP rate is to talk to commercial realtor and ask them what it is, or see what other properties have sold for recently, but you would need to know their NOI. you can't assume the percentage for maintenance ( not just maintenance, utilities, taxes, water, sewer, etc to determine your NOI ) you have the numbers, as inconsistent as they seem to be, some should remain constant, those that fluctuate try to use an average.

It is a Co Op there is no HOA however there is a recurring monthly maintenance fee of $287 per month, the co-op shares which are based on the price of selected lot or home sites current pricing is set at $20,000 per lot, the homes are manufactured or mobile homes new ones start at $100K .......the $28K she is asking for includes both the co op share/lot and home.
