So, what john did was he purchased homes that he knew would increase in value, significantly, and then he taught people how to use the IRS rules where they could move from those home in two years, sell the homes without paying capital gains tax and then move to a home that was more expensive, that home would increase in value and the owners would move again, buy another home and avoid paying capital gains tax.The above scenario is not for myself because after investing in real estate for 30 years and after meeting more than 200 real estate agents and brokers, John taught me the math that no brokers ever mentioned.

With two policies (wind and flood), you run into the insurance companies dickering over "did it blow away or wash away?".

The ADU will have 2 bedrooms and 2 bathrooms, a living, kitchen, laundry closet and have it's own entrance. 

Then I go fix/clean something at the property, usually landscaping or something in a common area/laundry room etc. and make sure the property is in a condition that I feel good about having ownership in.

A preferred deal looks like 1980-90s construction, garden style apartment communities with an office/clubhouse, and either amenities (or space for them): pool, fitness, laundry, etc.
