I'd like to minimize my risks.I suppose one might say the point of including the Lease contract along with the Option is so that the investor can pre-negotiate the favorably higher rent for rent credits/Seller's positive cash flow.

The seller would still getting 50k from you - 35k in cash and 15k in roof repairs (i'm just throwing that 15k out there obviously as I have no idea how much the roof is) so if you walk, they make out with 50k in value from you.

As a Californian myself, I know that it is virtually impossible to get anything to cash flow and even if you could get some minimal cash flow, the ROI is so low due to the high cost.

Appreciate the feedback, the cost is so high because of the slope involved, they are going to have to go pretty deep to get solid footings in.
