I guess this is sub-optimal by some definitions, but it has worked very well for me over a number of years. 25% growth in equity is fairly common for us annually and I don't expect this to stop going forward.

Enough to cover all bills for most people.I spoke with one guy at that seminar who started about 3 years ago with $600K and now has $800K in equity while making about $70-80K/year.

Ideally this property will be purchased by someone wishing to live in it which means you will turn off about 70% of your buyer pool if you have a tenant in place with a lease.Additionally with $300K in equity valued at 10% it is costing you $2500/month to warrant having the equity sitting dead in the property.

I feel that even though I'm bringing in the money, the relationship is equitable.If your wife perceives you as working 15 hours a week looking at houses and talking shop with contractors, she probably does feel inequity

Great question @David Tipton,For the same incremental improvement in NOI, you get a much higher increase in equity in a low Cap environment vs a high cap environment.For example, a $50k NOI increase in a 3% area (Beverly Hills?)
