Am I correct that you are doing a house hack ex. buying multi-unit and living in one?

Taxes can jump up a lot if you buy a property from an owner occupant and turn it into a rental. 

Pictures to me just look like a normal nice house someone would live in - not a fun vacation spot with a theme. 

What is everyone's protocol if I get a lot under contract for say $20,000 and then go list it on the MLS as assignment for $28,000.... then the owner sees it listed (through Zillow or another avenue)?

I'm trying to do a cold call with a recent property listed but don't have the current owners info.

We have a couple renting a house in Minnesota who is consistently behind on paying rent but they end up paying the full rent within the month, staying just out of reach of agreement termination.

its easy for me to get property under contract however im having trouble unloading it most of the time I do land deals and try to find developers which is normally easier than trying to unload the house is there like a trick to building your buyers list do I create a funnel

I am currently drinking from a fire house on everything investment real estate. 

Is it worth removing this tenant and having it sit vacant while you find a new tenant.If your intention was not to keep this tenant then I would have had the owner deliver it vacant, unless you think this tenant can afford a higher amount (which probably cannot but I assume you have info on this tenant to make that decision)
