The trouble I am facing is, I am international student currently in school on a F1 visa.

No, not at all. 10% of the work force are lawyers, we have the 2nd largest tech work force in the country. 2/3 of the population have bachelors degreees, 1/3 have graduate degrees.  12 of the 25 richest counties in America by income are in the DC area.

It is located in the best school district which is why I decided on this house.

School is done, stores and restaurants will open back up, people will start to travel, sun will kill off the virus and reduce the number of infections, and people will be tired of all the nonsense.

Student rentals at my school (and I'm sure most others) will charge rent based on the amount of students living there (about $500-600/student depending on location).

I am new yo real estate investing and am thinking about buying a rental property as my first investment... the property is in Albany NY in a college town (1-2 miles from SUNY Albany, I used to live around the corner from the property when I went to school so I know it’s a great location in a developing neighborhood) most likely renting to college students.
