MY dad (who turns 80 tomorrow) finally is willing to give up control and literally stop changing water heaters and fire alarms and collecting rent for 30 tenants.His time is short, he called me to take over since my siblings want to sell everything.

Relationships have been mended and are stronger than ever, trust has been rebuilt and we are controlling our finances instead of the other way around.

I've seen some subtle hints that the resort is strict or controlling in some way?

Then, I can control the condition from the beginning.

For me, I think investing in real estate is way better because you control the asset. 

You could use that $5,000 to put EMD on a Single Tenant Net Lease property that you retain controlling/equitable interest via Purchase Contract.

With SFH - in Blacksburg or elsewhere - you can better control that by doing value adds that tenants will actually pay for.

I believe there are better choices for cashflow than that area- particularly when you’re putting so little down- given the extreme competition there and also given the limitations/ control over you.  

I am seeing on a couple of rental property forums people offering their entire Arbitrage portfolio including all furnishings and furniture for free in exchange of taking over their portfolio. and of course the next batch a greater fools are all excited and want in. there is talk of 18 months until we might have this under control and people can travel again.
