I am trying to find the most relevant information for our strategy to ensure we get the best joint tax deduction options against MY W2 income.Is the following strategy correct?

We relocated to Central Florida about 5 years ago to focus on the Disney/Orlando STR market.

It's way too risky for the lender not to have an experienced hand at the wheel.

My go/no-go was break even (net 0 cash flow) under the following assumptions: 50% occupied at market rent (based on comparable properties) including 15% of gross rents to maintenance/cap-ex (at 100% occupancy) and utility costs.
