but what creates this out of state frenzy is anyone can do it.. that has 20k in their pocket and desire and a 640 fico.. that's it.

Instead, they recouped my costs on the investment up to that point (which I think was inspection, maybe appraisal, and a couple other odds and ends). 

IF you are set on that you want them to grow with you then you can set a number and a dollar figure for this position.
