So hours might not be cut but (insert something stupid) happened and rent will be late etc....Or the constant budget issues facing our government also can impact their pay.Generally speaking you're right though a member has more to lose than the average Joe, but that doesn't make all of them good tenants.

(CT doesn't offer online licensing classes and the MA course requires 20 less hours) I believe CT offers license reciprocity so I think as long as I pass the MA exam and get licensed I can apply for the license in CT without having to take more classes as well as the CT exam.

It doesn’t seem like there is any room for cashflow and maybe it is just a bad deal. 

But it's all been for my primary residences - which doesn't make much money. 

I don't want to be too optimistic and assume I'm going to get it for 175k but at 130k the deal doesn't work. 

I thought about renting but would barely make the mortgage, which doesn't seem smart to me.

I mean, it doesn't make any difference to them, you're paying the same amount upfront either way.

And, the Home Possible does have a first time buyer requirement where the FHA doesn't so use it first if you can. 

You don't want to spend the little money you have or worse (go into debt) to pay for a guru class that doesn't work.
