Most people in that situation are loaded up with mortgages and liens.

That's a loaded question...

There is no way they will meet tenant demands for floor loads, ceiling heights, loading docks, etc.

Please note this is NOT a negative message to anyone thinking of becoming licensed, it simply is a quick License Info session that I hope some people thinking about this take the time to really weight all the options.  

Another thing to consider is longer term loans are substantially loaded up front with interest.

PA is loaded with colleges. you looking for SFH or complex ?  

The cost also front-loads my basis for depreciation.  

But even within that process there's a whole education of what type of property is best to buy, the location to buy it in, possibly having to fix it up and repair it and a boat load of other things that require an extreme amount of due diligence regarding the subject.
