A realtor for the sale of your asset, a DST broker for the DST (preferably one with extensive real estate not just SEC compliance experience), a mineral rights broker (totally different industry than DSTs), a CPA to keep your tax picture clean, and a QI to make sure the 1031 is completed correctly.It truly does take a village.

you dont have to be a professional photographer to take amazing pictures. take it off of "auto" mode and the difference will be clear.plenty of utube videos to teach you how to explore/discover your camera. you can also rent cameras/lenses if you dont want to spend the money. it's a win/win.

And as you state its now basically very intense to keep all these things running smoothly your not just putting it on auto pilot. what makes this work for most and how they scale though is apartment loans are much easier to get than funding a business with a commercial bank.. your not going to borrow 6 million when you only make 80k.. 

So two weeks ago I shut off my auto payment of $450 to my loan and rerouted that monthly deposit to my money market account where I am building up capital for for my first REI investment.

After getting myself into a big backlog and mess where i had too much going on and that caused one very inefficient day after the next, I'm all about now remaking an efficient operation and I'm NOT dreaming of some "auto pilot" type deal, where I can work a couple of hours a day if that and magically have huge sue of money flow in regularly, I fully expect to continue working long hours, but want to eliminate being the relay service for these silly go betweens.
