You really have to dig deep to find the deals, screen your tenants thoroughly, and take care of the maintenance.

With some REO properties the  brokers / agents only contact is with an online portal submission system so they would print the screen showing it had been submitted and give to the buyer.

I cut the cable, stopped going to restaurants, and got rid of any unnecessary payments.

Use the Golden Rule and you will do well I am sure.Getting the right deal will be important, but imo that means that the two rents will be the sole income used to calculate the NOI & CoC and THAT'S how I would make the go-no-go purchase price.Study up on tenant screening.
