I have an excellent lender but again I dont think a traditional lender would do this.

I would be doing a traditional loan as I have two kids and not in a position to house hack.

In transactions where successfully, the company could offer 50% off of the initial commission by not helping with traditional agent services (i.e., sourcing the property, valuation guidance, etc.).

Or do I have to purchase the house from her the traditional way and give a down payment and pay closing cost and all other fees involved. 

Properties that cannot usually get traditional financing due to the amount of repairs needed will be your best value.

Would it be a traditional sale?

I was going for the BRRRR method but may have to do the traditional method until I build enough cash flow to get started on BRRRR.

Hey BP how does one know how much MORE they can offer on a Seller Financed deal as opposed to traditional financing ?

That being said, in general, running traditional ductwork through a 3 story building can be a nightmare like @James Mc Ree said, and could be cost prohibitive.
