That's the best way to get started in my opinion and just make sure you do good amount of due diligence on what you pick and try not to think about finding an area you necessarily want (or don't want) to live, since it will hopefully be temporary anyway.

If you have a lease that selectively adds items in just for this tenant I might check the legality of that - also, just as a “in general” comment, you will need to dial down your emotions, this is a business after all, and dealing with people we dont like is part of the job.
