New to BP and REI; am I on the right track? What more can I do?

Hello current and future Investors,

I currently have not made any investments in real estate but have been researching the topic for a little over a year and have join and local REIA club that meets once a month. I listen to anywhere from 1-4 books a week mostly revolving around real estate, investing, and building businesses. I currently work a full time job and make around $700 a week. My fiance works full time and makes about $400 a week. On the side we have started an online boutique buisness, and I have started blowing glass jewelry my garage to make extra money. We very recently purchased a food truck and are attempting to get that rolling as well. We currently live with my parents and pay $200 in rent. We are looking to finance a duplex so that we can get started in REI. We would live in one half while renting the other until we have saved enough to get our own place then rent both side of the duplex until we have enough to purchase more multifamily homes or apartment buildings. Like most of you, we're trying to become financially free, and as soon as possible not have to work W2 jobs to generate income.

Any and all advice is more than welcome. Does this sound like a good plan? Is there anything else we could be or should be doing to achieve our goals quicker? Is there a better way to go about getting started in real estate investing?

Thank you in advance for your feedback,

Kyle
