@David ThibodeauHi David- a 203k is not difficult as long as you have the right team in place. 

If not, I would ask yourself what kind of investor you want to be, (active, passive etc) and where exactly in the Midwest you would want to invest and the people out there you want to start networking with / building a team. 

Could also work as a team with another agent.

With 1000 bucks a month you should be able to land at least 1-2 deals per month if you have a good team around you.

I understand that bird dogs and wholesalers are effective team members in the single family home arena. 

This way you can begin building your "team" or start figuring out the best places to get loans, best contractors, etc.It's a waiting game for sure and it sucks to just sit but I'm sure everyone goes through a stagnant period in their career.Good luck out there!

Don't go chasing cash flow into the rough neighborhoods, especially investing from out of state (unless you have an amazing local team) Personal suggestion would be to stay away from anything in 206, 208, 212, and 216.

The idea is for you to develop your team, solid set of relationships and maintain discipline (critical, even though it's very hard to do IRL).
