We had another deal where I needed an appraiser's advice on the area I was unfamiliar with and our Title Company gave us recommendations which I was able to find the help I needed through those resources.  

If I do not get enough calls pretty quick, I do a paid ad on Facebook targeting specifics that fit my property. 

I have gained a significant amount of knowledge and resources within a short amount of time.

Seems like that could be a good area to target for cashflow and appreciation. 

I think a little work with Mailchimp goes a long way.Beyond that, you can definitely get into more customized forms of targeting.
