If you are owner occupying with a 30 year fixed loan, minimum down for a 3 or 4 unit is 20% for conventional loan, $0 down using VA loan and FHA loan is not possible due to “self sufficiency” rule.

If all the previous is ok and you can't wedge a dime in the crack then you'll most likely be okay for a few years maybe more and cosmetic methods should work sufficiently. best advice is to have three or more well respected concrete contractors view the crack and give you their advise.
