if you have substantial equity in your primary resi that you want to turn into a STR.. sell it and take the tax free gain and then buy a true investment STR.. the tax free gain is the best tax treatment there is.

We would only buy once we find one at a discount ideally following the 70% rule so that could gain substantial equity from being renovated and refinance sooner.

On the serious side, I don't think you'll see a major difference between the Big Box stores and anyone else unless you are buying a substantial amount, then it might make sense to talk to a local roofing company to see if you can jump in on their order and get some scale benefits together.

Most of my applicants carry an what seems to me a mind-blowing amount of debt - examples - 6 plus credit cards with balances (some right up against the maximum) with minimum monthly repayment adding up to a substantial amount of their income , car loans for cars that cost more than a full year of their income... one recent applicant that has already accumulated $7,000 of consumer debt only 1.5 years after a bankruptcy.
