My three issues with the house are, one the roof needs to be replaced (it’s 15-20 years old and has moss growing all over it), second issue is the eaves troughs are overflowing with leaves and stuff (if this has been a standard practice over the 50 years they owned it this is a bit of a concern with water likely running right down to the foundation of an already old house, the third issue is the tax assessed value is 37k so if I buy it for 160k won’t the tax assessed value go to around 80k meaning my tax is going to double roughly?

Just tell the assessor's office why you want their info and they usually share what they can.All of the other stuff can be found through background checks. 

The marshals were supposed to arrive but their office closed right after the ban. 

We screen very thoroughly but stuff happens and things can change having the flexibility of not being tied to a one year lease is great, and besides our vacancy rates are low-about 1.5% max

That stuff lasts a long time.

How did you arrive at the numbers for when, how much and why for the properties?

I wasn't, because the list was ridiculous with stuff like screwing in a loose outlet and having a licensed electrician verify that repair, or having a licensed plumber look at the garbage disposal to ensure it's sealed.

None of the stuff that I do look at on market is found by my realtor, which is extremely time consuming.
