My biggest regret to date is not taking advantage of an FHA on a multi unit as my first property.

You can give them notice as soon as you want, but just make that notice effective on the tenant's move out date. 

It is however also time to reflect on why it didn't work out.My personal experience has been that in order for the relationship to work I need to be very clear up-front about what my expectations are e.g. get 3 quotes for every expense above $1k, get my approval for any expense above $350, rent paid by x date, late fees, eviction process etc.If you take time to reflect on how you could improve your odds of success working with a property manager going forward you will be ready to scale when the time comes.

Chris I do flips and have been looking st rentals in CH but have passed on rental deals - just from lack of knowing speed/ability to rent.What was your experience like finding tenants?

What date would you want to move in?

If they do respond costs will go up some, and if the bank can prove their mortgage and the last payment dates, you would gain nothing, and may have to pay the bank's reasonable attorney fees as well as your own. 

This will probably speed up gentrification, as gentrification is more a result of owner occupants than landlords.
