I have a 10 day inspection on the property.4 Bed 2 BathNeighborhood: B+Crime Rate: SafeSchools: Under averageSize: 3400 sqftOriginal Listing Price was 225000My Accepted Bid was 180000 after heavy negotiating and bidding by my realtor.Earnest Money Deposit: 18000Repairs 15,000Most repairs were already doneTerms: All cash offerI have found 3 properties around the same size in 3400 SQFT+- 10 years construction date that are less than 1 mile away that sold at the following prices in the last 6 months.$290000$295000$345000However, I still see that there are some houses selling in the neighborhood on Zillow for about 170000 - 225000.

In my experience, foreclosure.com has a bunch of out of date or irrelevant listings.Access to the MLS as in actually being able to log on?

UN- wide world... or the BAR member 'attorneys' (masquerading as 'lawyers') within the globally franchised legal(eased) system of the Roman 'City of London' Temple BAR (using Maritime Admiralty "law of the sea," subordinate to Roman "Canon law," of the land) would have shut it DOWN, long ago.And I have thought up some great LO and wholesaling, etc. related 'ideas,' but have yet to 'apply' any of them, to date.

Some can't balance the budget anyways.GA is mostly a NON-JUDICIAL state meaning there is a power of sale clause in the mortgage docs allowing the lender to give a default notice and demand letter followed by notice in the local legal organ (newspaper) for 4 weeks with the foreclosure date set.Judicial in GA is hardly ever used except for title clearing and other oddball issues not usually seen.

List first, properties next, just fill orders.Why would you go through all the trouble to find, analyze, offer, get offer accepted, EMD in, only to find you can't get rid of the property before the closing date, and you lose your EMD money.
