Lighting and Electrical Fixtures There must be at least 1 working light each in the kitchen and bathroom All electrical outlets must be working and come with cover platesThere must be a working heating system for the propertyStructural and Fire Safety There must be a working smoke detector for every rental unit and on every storey of the property (and no non-working ones!)

:(You can add all sorts of stuff to it like glass breakage, motion sensors, H20 sensors, CO2 sensors, smoke detectors etc.I bought the complete system for approx $190.

When we schedule them we make it clear that it is not a housecleaning inspection, nothing special needs to happen by the tenant prior except making sure the smoke detectors are working.We don't have a set schedule.

These are all major fixers, not basic cosmetic, but fire damaged, foundation issues, mold, plumbing and lighting fixtures 'recycled', horrid pet and smoking smells,  etc.
