My landlord is my sister whose family had to move unexpectedly due to her husbands job relocating them so they had me rent from them so they could leave a lot of their belongings at the house without taking too much with them since the move was only supposed to last a year and now it is longer.

. $59,500 is the Mortgage and we had a personal loan of 22K at 8.49% , with another bank for 7 yrs (1.5 yr ago), initially for travel and remodel our first home, but reading and researching more of finance lately we decided not to remodel our current home and used part of it (10.5K) as the down payment for the 2nd home (currently being renovated) .

I have set aside 70k to be used for purchase and rehab - I'm hoping that's enough to get started without loans as I haven't had decent income last couple years ($10k last year) as I took some time off to do some traveling.
