Also, the agreement can be made with another person, another business structure, and potentially another persons self directed IRA or solo 401k (I would double check that but I recall hearing about people doing that, not sure whether it is still allowed).

My thought would be to knock the barn down and put in self storage, or build apartments.

I am self employed (I sell on eBay) and do not have the ability to get traditional financing yet so that is an obstacle I need to deal with.

Having attended the seminar at BPCON2021, my interest has peaked in the self-storage unit business.

It is not about being cheap.There are plenty of resources out there for self managed properties. 

It's insulting to millions and if you had any self awareness, you would be embarrassed to have identified yourself as a simpleton.Bigger Pockets is not the place to make your big brave stand.
