This is pretty much a useless ploy.A loan modification has a big red blip on the radar screen of the lender or servicer, think of it as eyes in the sky watching over this problem loan.

That's for reality shows and some social media like Facebook.Consequent, negotiation and deal making is all about connecting with people who have problems that you know how to solve in return for certain benefits.Since people don't lead Craigslist ads with "Take my crappy house that's in foreclosure and deal with this (long) list of other problems" you need a system of either targeting those with the appealing problems (to you) or effectively and efficiently screening and vetting people you pursue by initiate contact.Your "solution" becomes some version of seller financing only when it makes sense to use that tool.

i have a guy, but need to know more about the job. how big, are you out of state, who's making the decisions, who's making the payments, who's getting the dumpster, etc...i respect this guy too much to let anyone not pay him on time or at all.so, before i give you his info, i need to screen the job.

You risk wasting your time and the time of the seller if you aren't experienced in short sales as an agent and based on your questions, i'm guessing you aren't experienced in short sales. and @Mike, not sure if it's YOUR post (the format of the postings on this site changed so, it's hard to follow who posted what, at least for my screen) but, whoever posted that BK stops it, isn't entirely correct.
