We already pay enough people not to work;  some days I get the feeling there's only about a dozen folks in this country that aren't receiving some type of "disability" for something.I once had an applicant ASK me at the showing if I do the cash for keys deal. 

Also, you cannot garnish wages from people on disability.

In broad generalities, those who have steady low income jobs or quiet folks on retirement or disability seem to be the most attractive, consistent, and best tenants.

There are many tenants who try to get around pet policies by claiming to have a disability or claiming their pet is a service animal.

Do you have a clause in the lease that allows you to inspect the unit or perform routine maintenance with 24 hours notice?  

She said there wasn't much stuff whic I agreed because I visited him a couple of months ago to do a routine check up on the condo and found out he had no furniture and sleeping on a air mattress.

Even if they are on disability, once you're over 55, Social Security pretty much figures you're not going to be cured or rehabilitated.As far as medical issues or tenants passing away - I'd expect benefits to continue for someone with medical issues, and if they went into nursing home or hospital or passed away, you'd be dealing with evicting. 

It's in good shape I will just need to do routine cleaning of the carpet.
