If you live in one side and want to STR the other, that won't work because each unit is its own primary residence.That said, I have clients who have successfully rented out a guest house/ADU in LA on a short-term basis and since they occupy the main residence, they are not bound by the 120 day limit to fulfill the primary residence occupancy requirements.

Our lender required the same thing as what you are saying so what we had to do was have my business partner sign a lease for us that stated when he would move in and how much he would pay in rent.

For that range you should not be having problems as you should be in B grade other than maintenance for capex that is missed but that is only a year or 2 and not vacancy. .75% in Baltimore should be A grade with lesser vacancy and only potential initial maintenance.

I was thinking they could take care of things like research options for insurance, find contractors for repairs on rentals, intake tenant maintenance requests, assist with finding deals, and organize the documentation for each property.

If they lost the house, frequently there is a lot of deferred maintenance, because what is the incentive to repair / maintain the house if you know you are going to give it up?
