If you throw out offers to get them accepted and then back out or re-trade the deal, you can develop a bad reputation with the brokers and may be left out of future deals.

What I'm saying is I think Austin is a diverse enough economy with lots of demand to live here from tech, university, government, medical and manufacturing industries to name a few.

First off, forgive me because I know there are similar threads but I'm hoping I can get some very specific help.I'm in Google Sheets/Excel working out what was proposed to me and now we got three people with separate numbers.Scenario:General contractor brings me a deal: He will cover rehab costs in exchange for 50% split of profits and by providing me a hard money lender using his reputation, as I have not been able to qualify for one.Purchase Price: $410KRehab Estimate: $30KHard Money 10% Interest Only + 2 points @ 85% of total project cost.

I’m sure they are choosing reputable people but it’s still in the back of my mind as to how you can prove negligence on the renters part or this stuff just going bad.

I don’t think you’re going to want to keep replacing the Freon as it is going to get VERY expensive with importation/manufacturing ban that kicked in January 1st.
