Looking from the outside in, what mostly concerns me about NYC is the strict landlord regulations, high taxes, etc.

Every city has it's own regulations but appraiser's can't appraise a home as a duplex if the zoning is single family and not multi-family. 

STR are illegal in much of the last vegas valley, highly regulated in the rest.

Each state has it's own landlord/tenant regulations for MHPs and RV parks so make sure to work with an attorney in the state where the park is located. 

Unfortunately, the threat (and occurrence) of increased regulation is ever-persistent.
