I am currently in the process of attending my first tax lien auction in the Missouri area (figured with this amount of money that this would be the cheapest and safest route) and would like to hear any suggestions that one may have.

I would highly appreciate if anyone wants to share, or recommend a move for me that would benefit my knowledge in understanding the market better, process of buying and selling etc... would becoming a real estate agent/ broker be a good step forward?

The term sheet they offer is:-75% LTV -30 year fixed, rate at 6.88% with $689 to buy down- 1% of loan amount- Processing fee: $795-Attorney closing fee: $500-Title review fee: $500-appraisal fee: $660-$750 closing with LLCand other regular closing cost. 

Hi folks, I am still in the process of finding the "right" multifamily deal and although I am not quite there financially I am at best perhaps a few months away.

They only had 1 bad experience the first year, but learned better vetting processes and they can evict in less than 2 weeks in most cases.

I'm in the process of checking out a promising property for my first buy but have a question about using agents.

I have already checked with the city, and there isn't a process for checking the readings online or anything, so my only option would be to drop by the property and look at the meter myself.

I am currently in the process of getting a HELOC for 50% of the value which seems to be the max amount Texas laws allow for a single cash out loan (or so Ive been told!)
