I was talking to a co-worker about it, and as it turns out, her husband is a brand new real estate agent.It kind of scared me at first, as I am a newbie too, so it could be disastrous. but the guy has been working his tail off for the last week working with me to narrow down my search results for a house, talking almost daily, knowing that the funds aren't in place yet, and I won't be able to do a deal for another couple month.

Purchase for $95K and try to wholesale for $105K.. that leaves good meat on the bone for a seasoned and unseasoned investor alike. 

Not all my relatives are reliable and trustworthy but my siblings, grandfather, and these uncles are.I don't like the distance this place would put me at, but I think eventually when my grandfather inevitably passes, (and when my siblings and I find spouses), I could move to a more central location and rent out and manage all the houses (which at that point would be 5 sources of rent or more).Is this a realistic idea?

This is pretty much a useless ploy.A loan modification has a big red blip on the radar screen of the lender or servicer, think of it as eyes in the sky watching over this problem loan.
