Look I’m not advocating  he take six muscular biker friends over there to hit them over the head with baseball bats  lol I’m saying he should go there not alone for his own protection  especially if these fellas are as bad as he’s saying  and also it helps to have witnesses.

They need this info for their stats, etc.Document area with photos.Develop a relationship with your council member for that neighborhood and find out what they are doing and report same to council member.Get on Next Door and monitor it from that as well.This could be a safety issue for your tenants as well; as a landlord you are obligated to protect and provide to them safe housing; if you need to build a fence or whatever then do it.Get involved!

You want to buy the property in a corporation.If you took the contract in your corporate name, ask for a single asset entity for asset protection purpose.Once you have the property in this newly created company, instead of selling the property and violating the contract, now you can simply sell your company which owns the contract and they can finish the closing.

This doesn’t create any more work for a contractor then if they were quoting any other job AND you’re being a source of referrals for that contractor.To protect yourself, make sure you note that you are simply offering the quote for reference and not as a guaranty of what needs to be done.
