Wholesale a REO contract?

I'm in the process of buying an REO, we have both signed P&S agreement and due diligence has been done. In the process of getting title work and loan done. I've been approached by someone who wants to buy as-is. Do I need to go through the process and pay all the closing fees or is it possible to sell or sign over the contract and avoid those fees?

@Ryan Gill What does your contract say? It probably says the contract is not assignable.

One option is double close with "Transactional funding" There are lenders who will lend for these specific situations.
