My question for you experienced investors are what programs are you using to find tenants, perform background checks, and create leases as I do not want to hire a property manager off the rip.

I’d plan on renting out my unit when I move out.

I plan to short term it when I'm not living in it so I designed it with an additional vertical guest bed to the right of the living room and with extra dresser space in the bedroom in case of long term tenants.

What are vacancy rates in your market and does the current tenant plan to re-up for another year?

@Adoney Reid are you planning to buy this as a primary residence and house hack or buy as an investment property?

IMO, if you loveee San Diego and you plan on staying long term, then buying into a solid house hack can be a big wealth builder for you and you will have a place to call your own in an awesome city.Good luck Orane! 

I plan on buying, rehabbing, and living in the home for at least 2 yrs.
