@Chan K.I agree that you should try to stay out of it, otherwise you will get "every" call.I did run into some thing @Marcia Maynard mentioned that a tow company will not tow a car off private property unless they were the car owner or the property owner said so.

Some who have 10 mortgages already seek out private or hard money lending because the conventional banks will lend up to 10 (Fannie / Freddie).Recently I learned myself about the conventional loans and maximums as I already have 2 Fannie mortgages and am looking to buy another 2 other properties in the next two years.

"Pool" your money with an operating agreement for the LLC that spells out everything (who does what, who invests what %, etc.) then find private lenders who will loan you the money to purchase the homes, not banks.
