The absolute BEST way to fund your deals?

I have been working with a private equity partner who will fund a project if it will produce a high return for them.  I keep the rest of the profit.  It has worked well because it allows us to do higher end deals, which means higher profit spreads and less competition.  My only complaint would be that they are slow to make decisions and it has cost us some deals.

Has anyone has a similar experience with private lenders?  How else have you had success funding your deals?
