I mentioned the idea of just putting a few concrete slabs on the 13 acre parcel, to rent out as RV camp sights, but even that low risk idea was quickly dismissed as "they would make a mess and be loud/obnoxious".I had the $$ and income to buy a while ago but not the credit, so I have been working on my credit for quite a while and now it is quite nice in the mid 700s but being somewhat entrepreneurial and investing a lot of my time, money, and work into my own affairs now I don't have the "income", lol.

@Anthony Bibbins if direct mail is not working on your area, try other marketing strategies like PPC, Facebook, SEO, Cold Calling, SMS Blast, RVM Blast, etc.Direct mail has two principles - consistency and frequency.

You can’t dedut  the principle payment. 

Or would I still need a key principle.

Don't just attack at first sight. 

There are many possibilities and arrangements that could be done whether through partnership llcs, joint venture agreements or simply a promissory note with deed of trust.Alternatively, you could arrange such a deal yourself and learn along the way but I would caution working with friends/family money until you feel confident in the investing principles, know your weaknesses(outsource these) and strengths and have a plan of action.

Side note: According to many Game Theory principles, once a strategy has become too popular, there is little to no arbitrage left to be had, considering risk. 

Banks follow what is called an "amortization schedule") that means that each month a little more of your payment is applied to the principle and eventually you have paid enough to actually pay off the loan and all of the interest.
