If there's any way I can be of use, I have a pretty unique skill set that includes proficiency with computers, automotive repairs, as well as writing/editing. 

I didn't have to do it, but I wanted to set this relationship on the right foot.

The fall/winter seasons are when more aggressive deals are done as sellers are more serious about getting out, you can set your watch to this behavior every year. 

Such properties can be profitable, but it takes a special set of skills to manage the situations that will come up and potentially destroy your cash flow and/or the property.The strategy does not so much matter, rather than having a good team in place such as a very involved property manager with experience in class C/D properties.

Should I be opening up the privacy settings a bit on my IG and/or FB and start using hashtags to attract the attention of those looking?  

I've been unable to attend for near a year now and am set to in a couple of weeks.

Also, at set of windows are alway open...43 degrees outside and still open.  

@Josh Caldwell and @Jeanni Prescan i just settled a property this week where there was a holdback (an escrow ) set up to cover PA State Inheritance Tax liability, and I had another one two weeks ago, so I've had money taken from the proceeds on two settlements in two weeks going to Dept of Revenue for PA Inheritance Tax.We've also had hundreds of settlement, where the owner of the PA real estate lived in another state and "assumed"  that since they weren't PA residents that they didn't have to pay the Tax.
