I am in the same boat and would like to know as well Do they still look at the debt to income ratio when come to getting mortgage for rental? 

As far as your question, I am in a similar boat to yours in that I am very busy but still need to continue investing.  

I really haven't put a whole lot into setting aside money to invest in real estate but I think it is time to sell the boat and restructure my budget a little. 

Also instead of property management you could always discount 1 tenants rent to take care of property for you but be careful they don’t get a power trip and run your other tenants off.  

If not, I don;t believe that you can act as their agent unless you have a power of attorney.
