I no longer want to manage individual properties though.

The ideal candidate would 1) be a continual source of deals, 2) able to connect me with investor specific contractors, inspectors, property managers, landlord insurance companies, etc in the local area and 3) make these referrals based on personal use of these individuals services.I already own some investment property, however that property was purchased using the traditional approach.

Account Closed Good point, but you can get around that restriction by simply buying the properties in your own name then putting them into land trust(which avoids due on sale issues) and then assigning those trusts to the individual cells of the Series.

Poorly behaved children tend to belong to lower-class parents that shift jobs and locations often, have poor credit, low income, etc.

I’m hoping to find individuals who come across properties frequently that wouldn’t mind thinking of me when they do!

I would like to always keep myself as up to date with the market as possible in terms of the national market, individual state market, city/area markets if you catch my drift here. 

The cost of repairs, analysis of comps, and value are up for individual interpretation.

Handful of large offices with equally large budgets for data aggregation and sorting, call centers, and a handful of poorly trained reps.  

@Aziz Obidov Sounds like you are comfortable with this individual so it’s just a matter of whether or not the deals make sense.

My hopes were to hopefully buy the homes in poor condition cash, perform the renovations cash, rent them, and then refinance.
