Although the supply might be loosening up a little.And my guess is with the political atmosphere in this country, contractors might become even more difficult to find in DFW.I think you can find some schools even in Dallas that are good. 

What tools or steps can you take to accelerate your growth?

Currently it's politically cool to fight the big, bad, construction guys, which keeps supply tight in a large-demand market. 

For me being 30 mins away, I'd want to understand the tools I need, and the time it takes before driving down there.

Still, my wife and I look for opportunities to have real estate be the enabling tool for a flexible and fun lifestyle.

But like everyone has pointed out, a car is a tool, not a status symbol.

thanks great advice.i was curious because some investors recommend interest only mortgages to grow a portfolio faster but i just can't get past the loan to value ratio not changing at all.i like debt as a tool for growth just don't like it hanging over my head for THAT long.
