You can bird dog, take pictures, get quotes from contractors as a local, etc. 

If you're asking if I have a skill like carpentry, construction, plumbing, etc. 

And if investing out of state, ask them for referrals on property managers, lenders, contractors and other real estate professionals so you have them in place in that city, and feel comfortable investing OOS.

I am not necessarily trying to avoid self employment taxes, though it's a good idea, and I want to pay tax on the earned profit after the development of the land (either myself or via a hired contractor).

specially the parts with contractors, over renovating, scope of work - actually the whole book to be honest.while reading this book all i keep thinking is: yes i did that, and that and that!

I am considering the option to partner with a General Contractor, demolish the current house, and build 3 homes on the lot.
