The key is to be a good team player with the title company handling the escrow so you don't inconvenience them. 

You won’t get that group with 2BRs and the beauty of it is that bunk beds are inexpensive and kids don’t need many creature comforts other than charging docks for game players and tablets.

While there are some strong corporate players moving to Austin, from what I understand the city does not have much room to grow: where as DFW continues to see growth everywhere with solid companies relocating and or organically growing here.

What we have to watch for here is how Class A’s perform as they are starting to lose residents and compete in an amenity race that’s obscene - offering 3-6 months of free parking or 2-3 months free rent or highly discounted for a 12 month lease.

I'd suggest finding a mentor to learn the ropes in that area or studying some private equity players.

You want to feel if you're competing for a tenant with a neighborhood competitor that your house shows better.  

I found most of them through random internet searches but can't seem to find one that has both the competence and the character to get me to a place of trust for a BRRRR. 

In fact, I'd argue that a 203K like a good set of training wheels for first time rehabber -  the banks will make you pick a competent contractor and fully scope the project from the start, so you'll learn how to do these right.
