How do you screen section 8 tenant giving that their rent is warranty?

I live in LA and have always invested out-of-state, and truly I have never had a problem I couldn't fix over the phone.

Whatever that I can do remotely like direct marketing and phone calls, I am willing to do, but still need some boots on the ground which makes want to partner up with somebody in the area. 

The more they think they can call you with these types of problems the more your phone will ring.

The reason you don’t want to call the most important (or preferred) banks first is that you’re going to use all the first phone calls as a learning process so you can get your pitch down and sound like you know what you’re talking about by the time you reach the banks you really care about.There’s a reason it’s difficult to secure loans.

I am seeing the same "recent posts" and "keyword alerts" for the past three days and i tried resetting the app and even restarting my phone.

It's a bit of a hassle with all the paperwork and phone calls, but if they approve an interest rate reduction you may be able to make the property cash flow.
