@David Zheng: Two primary things you have to make sure that all the agreements which are in place are still active and applicable, even after the sale of the ownership of the LLC, and the second is that the books and records, including accounting, sales, taxes and other documents are accurate since the beginning of the business.

If your buyer is not represented and you devise, structure the terms, make demands and give the sales pitch to convince your buyer to act you can be responsible for what happens if the fail to perform; in an owner occupied dwelling. 

Does anyone know if (realtystore.com) comps are fresh/ accurate?

I find that many of our clients are looking for more accurate property value tools.  

Usually, it is too late in the process to perform a short sale, so that means the bank is going to want the full amount of the loan before the foreclosure sales date.  

But that's not saying it is 100% accurate in recent flooding of Katy and Cypress areas in Houston there were houses flooded that they were not in the flood zone, one of the reasons apparently is the amount of new construction that was done over the past few years changed the flood plain.

Plus, one may perform differently in your market vs my market vs someone else's market.
