I am just wondering from a contractual side what kind of paperwork would I need to make the lease official?

I have this covered parking spot attached to the garage and the back end collapsed and fell on the tenants truck.

I would also speak to the local building official who reviewed and signed off on the repair.

I only do smaller parks becaue of its lucrative returns and small capital needed, but since you have more than double that money, you can invest in a stable, bigger park.

You could also try to change the structure of the lease with a base rent plus bonus rent to landlord with annual sales over a certain gross number.Remember there is the location quality itself, the building design and quality of construction fit and finish, the parcel layout and parking ratios, any junior or large back anchors close by, the sightlines, the access, the traffic counts, and on , and on for valuation.

Pragmatically, what you will want to do is get official with this loan from your buddy.
