For a couple who wants a MF home, can afford a reasonable down payment, can cover the monthly payments, will have additional income charging rent on a 2nd/3rd unit in the building, however may not have the extensive credit/employment history on paper.

If the seller is willing, they could close now, sign the deed and other papers, but won't get his proceeds until the pay off is verified, which is when he's going to get his proceeds anyway with the delay.

Or, like @Russell Brazil mentioned, increase your taxable income on paper so you can get the loan you want.

Otherwise, you will become discouraged, waste your and other people's time, and throw in the towel before ever giving it a fair chance.

You can also talk to smaller community banks that hold the or paper and see if you can find one that will do the same. 

I point all out of state investors to better areas....you'll never see the those paper returns materialize, unless you were here locally and watched them like a hawk.
