For a couple who wants a MF home, can afford a reasonable down payment, can cover the monthly payments, will have additional income charging rent on a 2nd/3rd unit in the building, however may not have the extensive credit/employment history on paper.

If the seller is willing, they could close now, sign the deed and other papers, but won't get his proceeds until the pay off is verified, which is when he's going to get his proceeds anyway with the delay.

You can also talk to smaller community banks that hold the or paper and see if you can find one that will do the same.
