Helping your client find private financing

How have you been able assist a client in getting non-traditional financing? As an agent I want to help them get what they want, but do you take on this task to find a connection or leave it all up to them?

For a couple who wants a MF home, can afford a reasonable down payment, can cover the monthly payments, will have additional income charging rent on a 2nd/3rd unit in the building, however may not have the extensive credit/employment history on paper.
